identify how out of sequence work may be skewing the accuracy of the schedule. All these items will be documented in DEI’s monthly report that will detail the overall progress for the MCIU. Just as we did at the recently completed Pennwood MS for the Pennsbury School District, during DEI’s site representatives monitor progress in the field to ensure it adheres with the approved schedule while also continuously looking for ways to expedite the schedule. The schedule updates provided by the contractors are a continuous focus in weekly superintendent meetings and monthly progress meetings. Our scheduling efforts include the coordination of district furniture selection and installation, the installation and testing of building technology and even the scheduling of teacher and administrator moves
At times when the contractor begins to stray from the schedule, DEI seeks short interim recovery schedules. Quite often the secret to recovery is what will be done in the next week as opposed to determining how the next six months can be improved. While it is important to document recovery methods in the monthly update, DEI’s project manager will diligently work to get to the core of the issue and truly resolve the matter rather than allowing the contractor to artificially show recovery on the schedule in the absence of any real action. We continuously hold all parties accountable for adhering to the schedule. Here again is where our experience with multiple prime contractors will be an asset. We have tremendous ability to get the team around a table and resolve issues before they become project delays.
5.5 HOW WILL YOUR FIRM ADDRESS QUALITY CONTROL?

COMMUNICATION includes maintaining open and continuous dialog with the Owner, architect, contractors and regulators on the project goals, requirements, and milestones. ACCOUNTABILITY introduces systems to prompt project teammates for action, remind them of requirements and introduce measures to obligate performance and conformance. DOCUMENTATION is a core function to record all that occurs during the project and to collect all correspondence, test data, warranties and operating data to provide the District with a complete building file to those who will operate the buildings for years to come.
