Our experience with Pennbury’s District Team during the Pennwood MS renovations was successful and rewarding. We incorporated sustainability, continuous value engineering, creative problem solving and scheduling, quality and cost control to contribute to a result that exceed exceptions. We were proud ti keep the District, its Board and community continuously informed, allowing for the sound decisions that brought success. We are excited to build on this success, using the lessons learned at Pennswood to deliver Boehm MS. We will always be the District’s advocate and seek the very best for the District. SCHEMATIC DESIGN: SCRUTINIZE AND REFINE THE DETAIL OF THE PROJECT SCOPE, SCHEDULE AND COST FOR BEST VALUE
DESIGN DEVELOPMENT: DEVELOP CONSTRUCTION PHASING AROUND THE MECHANICAL RENOVATIONS, CONTINUOUSLY MANAGE THE SCOPE AND COST • Continue bi-weekly design meet- ings • Assist the architect is preparing regulator and municipal submissions • Assist the Owner in technology and furniture purchase decisions • Perform a design development cost estimate and design document review • Prepare for PlanCon Act 34 Hearing • Perform Community presentations to explain the construction plan • Focus on mechanical, electrical and plumbing renovation details, equipment selections and bidding strategy • Continuous value engineering • Detailed attention to construction phasing to maintain the educational process
CONSTRUCTION DOCUMENT PHASE: PROVIDE SOUND CONTRACT LANGUAGE, ATTRACT BIDDERS AND CRAFT THE FINAL CONSTRUCTION PHASING DETAILS • Complete the assembly of front end bidding specifications and the construction contracts with the District and its solicitor to properly allocate risk and define contractor responsibilities • Complete construction phasing drawings that will be included in the bid to explain to contractors how work is to proceed and the mile- stones to be achieved • Complete a third cost estimate and document review prior to bidding • Continued design phase meetings and Facilities Committee Meetings • Work with the architect to assem- ble a bid form and series of unit prices that promotes competition while offering the District flexibility on bid day • DEI will collect third party propos- als for concrete/soils/steel mate- rials testing and HVAC testing and balancing and assemble contract documents
• Develop the details for a detailed design, bidding and construction schedule • Attend bi-weekly design meetings with the Owner to refine the work scope in each area of the building • Set the schedule for advanced hazardous material abatement • Complete a Schematic Design Cost Estimate and seek design team validation • Perform constructability review and value engineering and collect designer responses • Prepare & assist with PlanCon documentation • Attend Facilities and Board meet- ings for project review • Establish the project construction phasing • Hold a code compliance design charrette with Lower Makefield Twp to assure code compliance and minimize replacements.
