2.0 DESIGN DEVELOPMENT PHASE D’HUY’S VALUE MANAGEMENT APPROACH – THE PURSUIT OF EXCELLENT BID DOCUMENTS

There are six main priorities that we will focus upon to help with the success of the Project:

1. Clear definition of the School’s Criteria & Program Requirements The most important factor in judging a project’s success relates to the Owner’s clear vision of the educational and building programs which are ultimately achieved in the eyes of the District itself and the community at large. With DEI’s expertise, we can assist in providing the best criteria to meet the District and community goals. As our philosophy is to “ begin with the end in mind.” . We will help create a sound and secure building plan then with our team approach, we will partner with the architect, District, and community to efficiently execute that plan. This will be a project that meets the District’s criteria and priorities. 2. Budget focus and a relentless pursuit of Value We will prepare system-by-system budgets based on our vast experience and knowledge to establish realistic expectations and budget accountability. Our job will be to continuously educate

the entire team about costs and manage the budget through our value engineering approach. Our promise is that we will work diligently to guide the solution that provides the best value for each building system. Our track record of preparing accurate budgets and estimates is based on the experience of our team, the expertise of our Certified Professional Estimator and Value Specialist, our history and database of public projects, and our ability to predict, establish, and understand the required scope of work.

3. Quality We have a methodical process to guide quality control during design and construction. This will provide the Owner with high quality bid documents that in turn result in a durable, maintainable, and energy efficient building solution. Our process ensures that the Owner ultimately has clear, concise, and complete bidding documents that attract the very best possible contractors. Our drawing reviews minimize change orders, eliminate ambiguities & conflicts, and result in clear specifications that promote competition and provide sound product warranties. We offer strategies for bid package assembly, craft customized contract documents, and focus on construction phasing so that the documents are clear and ready for public bidding. During construction, we establish the quality control process for the work, the testing of materials, and the training of MCIU personnel. Contractors know that a DEI-managed job will hold them accountable for high quality work while at the same time driving the project schedule to completion.
