EXTERIOR WALL CONSTRUCTION: What system is proposed? Are the construction details for flashing, windows, brick, block, and roof coping appropriate? Will the system protect the building from moisture? How much insulation and what type? Can the system be upgraded to provide greater energy efficiency? What are the exterior finishes and what alternates can be considered to ensure competitive pricing on bid day? SITE GRADING AND UTILITIES: We challenge and support the architect on the most efficient cut/fill and grading options, the best and most cost-effective design and layout of stormwater systems and site utility efficiencies including electric, water, and even low-voltage systems. STRUCTURAL SYSTEMS: The foundations and structural systems also offer large opportunities including simple strategies such as the use of trench footings, exterior and interior wall systems, load bearing masonry or steel walls, and of course, types of structural framing.
DEI’s Executive Summary of the VE study identifies the total savings available and suggests actions necessary to realize the savings. The follow-up from the VE Study is often more important than the study itself. This is when decisions and consensus must be reached by the project team. Our Project Manager will lead the team through this process and document the decisions so that the project can continue moving. The successful consideration of each of these types of items eliminates unnecessary delays and extra work during construction. The integration of these types of issues in the total project design is where true savings can be realized. Value engineering is not limited to the studies we perform; it never stops for the DEI team. We are always looking for ways to save the Owner money and increase the overall value of the project.
