• Prepare existing detailed site plan • Conceptual plans indicating functions, square footage requirements, adjacencies relationships and equipment needs • Review & analysis of Township & road approval requirements • Analysis of available utilities • Conceptual site plans indicating vehicular circulation, parking, athletic fields & geothermal wells (if utilized) • Outline specifications defining project scope • Develop and reconcile, with the Architect and Owner, an accurate preliminary project budget estimate • Prepare Milestone schedule of all anticipated land development and code submittal / review dates • Review, address & reconcile all of the Owner’s comments • Present information to Board for input and direction • Develop conceptual drawings illustrating the scale & relationships of the project components and the architectural concept of the building. • Review of scope and budget and prepare the budget to present to Owner • Preliminary selections of major building systems (MEP and construction materials.) • Prepare outline specifications/scope to reconcile with project budget estimate • Review, address & reconcile the Owner’s review comments • Review & Monitor status of submissions & approval requirements to approval agencies • Obtain board input and direction for next steps
