Architect Request for Proposal • Develop outline specs for use in 30% architect RFP. Include existing schematic floor plans if scope remains similar following initial meetings with GVYMCA. • Prepare and issue Request for Proposal for Architectural Services for 30% design documents. The RFP will include specific requirements for deliverables, schedule, project alternates, and Owner requirements. • Prepare Architect agreement form and contract requirements for review by GVYMCA. Our documents are focused on protecting GVYMCA and reducing risk. • Review architect proposals with GVYMCA and create evaluation matrix for selection. • Conduct meetings with architect and GVYMCA to ensure schedule and deliverables are met. • Review 30% plans for consistency with Owner criteria, budget, scope, and constructability. Fee Proposal: $15,000 Bridging Documents and Design-Build Selection • Prepare contract formats for design-build team. • Incorporate required contract items for grant-related funds (Davis-Bacon, prevailing wages, performance bonds, etc.). • Prepare all Owner-Contractor agreements, general conditions, and other contract requirements to protect GVYMCA and reduce risk. • Include comprehensive Owner criteria and project requirements related to budget, schedule, scope, phasing/logistics, code requirements, and local agency approvals. • Develop GMP "bid form" inclusive of Alternates. • Conduct pre-proposal meeting and assist the GVYMCA in answering questions. • Review design-build proposals with GVYMCA and create evaluation matrix for selection. Fee Proposal: $15,000 Construction Phase Management • DEI will oversee the construction phase using licensed engineers and technical specialists. Josh Grice will maintain constant communication with GVYMCA, the design-builder, and our Resident Project Engineer who will be Andrew Mather. Andrew is also a licensed engineer and has extensive on-site management experience. • Conduct pre-construction meeting with Owner, design-builder, local agencies, code enforcement officers, and special inspections team. • Provide full-time (40 hours/week) on-site management by Resident Project Engineer. • Provide technical specialist staff as needed for specific activities. Examples include roof replacement, HVAC operation/troubleshooting, electrical systems integration and start-up, or similar focused tasks. • Conduct pre-installation meetings for systems and products to confirm installation methods and quality assurance. • Conduct weekly coordination meetings with Owner and design-build team. • Provide continuous quality assurance through on-site observation, review of product submittals,
