Greater Valley YMCA Project/Construction Manager Request for Proposal August 19 th , 2022

F EE P ROPOSAL Thank you for the opportunity to provide a proposal for the scope of services presented in your RFP. As indicated in the Project Approach and related sections, our team is committed to providing the Greater Valley YMCA with the comprehensive planning and technical expertise needed to ensure a successful project. DEI is located in Bethlehem and specializes in Planning, Budgeting, Scheduling, and Implementing projects. We are a Minority Business Enterprise which can support grant applications or compliance. We have a track record of completing projects on time and on budget, and for being very strong owner advocates. Initial Planning and Budgeting • Preliminary meeting(s) to confirm project scope, budget, schedule, procurement, and logistics for ongoing operations. • Meeting(s) to recommend and confirm preference on system selections (HVAC, lighting, etc.) for use in developing outline specs. • Develop budget to include abatement, structural/envelope repairs, and interior renovation scope. • Confirmation of local agency approval process; zoning, historic preservation, etc. Fee Proposal: $5,000 Optional Fee: DEI has completed numerous grant applications on behalf of Owners, with recently completed RACP grants for Scranton School District, Bethlehem Area School District, and Interboro School District. Should the GVYMCA request any assistance with remaining grant applications, DEI can perform these services and we can provide a fee proposal for any portions of the single application or business plan portions of the grant for which support is needed. Existing Conditions Assessment, Environmental Remediation, and Selective Demolition • Identify locations within the building where access points need to be made to evaluate condition of roof, structure, and confirm presence of asbestos-containing materials. • Prepare RFP for environmental consultant to perform hazardous materials assessment. • Update budget based on results of hazardous materials survey. • Prepare bid documents along with environmental professional for abatement and selective demolition. • Conduct abatement pre-bid meeting and assist environmental professional with contract administration during abatement period (review payment requests, collect prevailing wage reports, review unforeseen conditions encountered). • Review post-demolition conditions and offer preliminary recommendations for structural/envelope investigations for the architectural team to consider. Fee Proposal: $15,000
