Greater Valley YMCA Project/Construction Manager Request for Proposal August 19 th , 2022

All these documents and discussions throughout construction will be saved in ProjectMates, our web- based project controls database. Josh Grice will lead the effort to connect to the database and train any personnel who are not already familiar with the software. This database will span the project’s timeframe and contain all project documentation.

There are no fees to the GVYMCA for the implementation of ProjectMates, and an archive disk of the entire database is provided to the Owner at the end of the project at no additional cost. The archive can be accessed without the use of proprietary software or special training. It is essentially a complete “as-built” of all project correspondence.

Prior to the start of construction, we will obtain and review the design-builder’s milestone and as-planned Construction Phase CPM schedules, the Schedule of Values for progress payments, and the contractor shop drawing schedule. Our review will include a comprehensive examination to ensure that all activities have appropriate logic ties and reasonable durations, the critical path appears appropriate and meets the specified construction milestones, and that shop drawings and material delivery timeframes are appropriately connected to the construction sequence. The goal of this review is to give the GVYMCA confidence that the schedule is realistic and achievable. During construction, our role as the CM is to help all stakeholders maintain progress, overcome challenges, and develop cost-effective solutions. We do this by documenting all facets of the work, holding all stakeholders accountable for their responsibilities, and communicating where action is required. Our Construction Manager’s Monthly Report will document all matters related to construction and provide a narrative on project issues followed by a compilation of status reports related to project cost, Quality Assurance/Quality Control, shop drawings and RFIs, schedule, occupancy planning, change order status, safety, and recommendations for the work ahead. Each of these areas will be addressed on a daily basis by our on-site field representative with the results and action recorded in our ProjectMates database. We establish the quality control process for the work, the testing of materials and the training of GVYMCA personnel during construction. Contractors know that a DEI-managed job will hold them accountable for high quality work while at the same time driving the project schedule to completion. DEI’s Organized commissioning and close-out process is invaluable At DEI, we repeatedly say, “Begin with the end in mind.” Our on-site field representative will coordinate the testing, activation, and adjustment of all systems right from the start. We will schedule demonstrations and certifications required of the contractors to introduce GVYMCA personnel to the various building systems. Final testing will also be monitored, and copies of warranties, spare parts, and manufacturer signoffs will be secured.
