D ESIGN B UILD P ROJECT A PPROACH The design-build process offers an opportunity for the Owner to work collaboratively with the design team and builder prior to the construction phase. This team approach can capitalize on the experience and expertise of each team member to evaluate options, consider the budgetary impact, and identify alternatives to benefit the overall project. In this process, the design-builder is assuming a greater responsibility for the completion of construction documents than would be the case in the design-bid- build method. Because of this, it is imperative that the Owner clearly establishes and communicates the project scope, budget parameters, target schedule, deliverables, and level of quality right from the start . In a renovation such as this, it is also crucial that all parties are aware of the conditions, limitations, and opportunities of the existing structure prior to the development of floor plans and supporting systems. DEI recommends that certain preliminary steps are taken to clearly define these parameters for renovating the building. DEI is uniquely qualified to plan and execute these tasks on behalf of the Greater Valley YMCA. Our team of engineers, architects, cost estimators, and construction professionals regularly prepare programs, budgets, and schedules very similar to your project. Our diligence in this initial phase to ensure that investigations have been completed and parameters are clearly defined will set the project up for success.

INITIAL PLANNING AND BUDGETING Our initial task will be to meet with GVYMCA to confirm the project scope, budget, schedule, procurement, and logistics for continued operation of the adjacent facility. We already have a very good idea of these items from our initial walk-through, but it is essential to coordinate with all GVYMCA stakeholders up front to reinforce the project requirements. Our team of specialists will meet with GVYMCA to discuss options and preferences for systems and vendors for items such as lighting, HVAC, door hardware, fire alarm, etc. for use in developing outline specifications. Considerations such as energy efficiency, maintenance, and future expansion will be discussed.
