Case study: Nitschmann Middle School, Bethlehem Area School District
The replacement of a 95-year-old residential school was sure to present challenges; D’Huy Engineering played an integral role in managing the development of plans, providing value engineering recommendations, and tenacious on-site monitoring to ensure the District received the highest quality project at the best value. In 2019, The New Nitschmann Middle School was awarded LEED Gold status by the USGBC. The building has a sophisticated, fully controllable, highly efficient HVAC system that allows the Facilities group to monitor and adjust building setpoints as needed to create a comfortable environment while also limiting the building’s energy usage. The building is located in an urban neighborhood where over one third of the students walk or bike to school. Bike racks, showers, and changing rooms are provided to encourage carbon footprint reduction. Limitingwater usagewas also a goal of the project, whichwas accomplished by installing low flow toilets, automatic faucets at sinks, and native landscaping which do not require regular watering.
The building was constructed with the environment in mind as well. Building materials were locally sourced and had high percentages of recycled content. The project team excelled by diverting over 75% of construction waste from landfills.
Being a community school, it is imperative that the building be utilized to its full potential by the local residents. The School District has an active leasing program of the athletic fields, gymnasium, auditorium and library. This building will be an icon in a historic City for years to come.

PRE-DESIGN & DESIGN PHASE SUPPORT: The school District has begun investigating a conceptual educational facility and that concept needs to become a bricks and mortar reality. The questions on every District’s mind is “where do I start” and “how can this possibly be managed.” The amount of decisions and entities involved in making this happen can seem endless and the task is nothing short of daunting. SYSTEM FOCUS & VALUE ENGINEERING

SCHEDULE-DRIVEN APPROACH Our schedule-driven approach means planning the work, then working the plan. During design, DEI documents well-defined milestones for each team member, which establishes clear account- ability for the project schedule during design and construction.
PROCUREMENT From design agreement to the selection of support professionals and ultimately the procurement of brick and mortar, we strategically protect K-12 owners from risk.
CONSTRUCTIBILITY REVIEWS Identifying issues in the design phase is the most effective way to avoid costly change orders during construction. DEI assembles skilled technical teams who utilize a proven methodology for comprehensive reviews tailored to each phase of the design process.
BUDGETING EXPERTISE Our estimating team, led by our Certified Professional Estimator, prepares comprehensive budgets early in the project, updates this budget throughout the design phase, and uses the budget to “reign in” the architect when needed to keep within the available funds.

CONSTRUCTION PHASING Assembling detailed construction phasing information allows contractors to prepare aggressive bids with fewer contingencies. During construction, these phasing documents provide a transparent roadmap to document progress and confirm that milestones will be met.
BIM CAPABILITIES DEI regularly uses Building Information Modeling (BIM) to deliver projects. Leveraging the clash detection capabilities of this software is a cost-effective way to identify and eliminate conflicts before construction even starts.
DEI utilizes online construction management software, such as Projectmates, on all major projects. We are known for our complete documentation and thorough reporting for K-12 owners. ONLINE CM SOFTWARE
SAFETY CULTURE Keeping construction sites safe for our staff, contractors, and building inhabitants is crucial. Our experienced resident project representatives communicate regularlywith contractors as each implement their project-specific health and safety plans.

With over 30 years of experience, Mr. Fazil is an expert in public projects and commercial planning, design, and construction. In addition, Mr. Fazil is a specialist in managing and reducing the owners risk on a project. Mr. Fazil is an acknowledged expert in preparation and implementation of capital plans, budgeting, value engineering, project approvals and construction project management.
RONALD CARR, PE • Forensic Investigation & Building Envelope Repair Services Vice President & Senior Principal
Bringing over 30 years of dedicated experience in structural design and analysis as well as forensic investigation, Mr. Carr is an expert in structural design concept development, specification writing, and performance of static and dynamic analyses. As Principal–in–Charge, Mr. Carr oversees the work of the DEI engineering staff and draftspersons in addition to providing overall project management for the design of medium and large scale structures.

With over 25 years of dedicated experience in scheduling, project controls, and project management, Mr. Lynch is an expert in the implementation and oversight of large-scale project control systems for capital improvement programs, as well as an expert in the oversight and management of private and public projects. His experience includes designer selection and design contract oversight, value engineering studies, constructibility reviews, bid phase oversight, front end specification preparation, regulatory and municipal approvals, and construction phase management in the field.
JOSHUA GRICE, PE, CEM, CCCA, CEA • Energy, Sustainability & Capital Project Design Services Senior Project Manager & Principal Josh is a licensed mechanical engineer, certified energy manager and certified construction contract administrator. With more than 20 years of project management experience, Mr. Grice evaluates a building’s energy usage and recommends improvements that increase efficiency and reduce energy-related project costs. Josh is an expert in capital improvement plans, energy usage reviews, and project management from design through construction. His leadership and can-do attitude is infectious and he will treat your project like it is his own home.

A proven leader with more than 25 years of experience, Mr. Murray specializes in project management of through all phases of capital project planning and implementation. From initial feasibility evaluations through construction management of projects greater than $200M, Mr. Murray’s diverse project background provides clients with full-service capabilities that are easily scalable to fit their specific needs. Specific skills include project scheduling, value engineering, contract preparation, construction sequencing and phasing, civil/site design, and construction administration.
